I have had a FOR SALE BY OWNER sign in the front window since last year and get several calls/week about the place, and some seemingly thrilled/motivated lookers -- potential buyers have said they want to make it into a beauty salon, a coin operated laundry, a Chinese fast food joint, among other hypothetical uses -- most are total flakes and call back after weeks/months, again saying they are working on the financing and didn't get back to me sooner because have been visiting relatives in Costa Rica, an emergency came up with the family in Haiti, they didn't sell their old place yet, and a slew of other neverending sagas -- if you are a flakey shaggy dog story teller, bother somebody else for a couple months in your spare time -- I have other more important things to do -- although I am extremely easy to get along with, logical and understanding and always try to be helpful, I can get nasty in Spanish, German and English! I have literally almost thrown out so-called pals of prospective buyers who later reveal that they are realtors and want their cut of any potential deal, or that they just want the listing! BULL SHIT! I don't play those head games, never did!

Wanna hear another one? One of the most aggressive area speculators (and I do mean aggressive!), from the New York area, called me several times last year and saw the place another couple times -- I really liked the guy, and he was simply gushing with enthusiasm -- we agreed on a price, he said he was coming over with the total amount in CASH, since he wanted a really quicky deal -- OK, fine, he was on his way -- I put a bottle of 1990 Perrier-Jouët in the freezer so we could celebrate -- even got out the really kewl French enameled champagne flutes --

hey, he actually showed up! We did the usual Shalom thing complete with macho Euro hug (GAWD, how I miss those little human details!), chatted about my impressions of Israel when I did research in Jerusalem and Eilat years ago -- diving in the Red Sea and exploring the Negev were unbelievable experiences -- one of these days I have to update my memoirs, Remembrances of Skies Past, to include my foreign adventures -- I have to be in just the right creative mood.

Then Dave opened his briefcase stuffed with real honest-to-goodness crisp stacks of 100s -- boy, do I love counting the stuff -- then he had to shatter the S u R r e A L I S T i c illusion -- it was 60k less than we agreed on! What did he hallucinate? That I would just freekin drool all over what he whipped out and say OK? (Not even Paris Hilton could do that to me!) Anyway, it was not the case -- he popped my cork, and I don't mean the one on the bottle! Reality TV was never this good! Within less than 5 minutes he was down the steps, out the door and back in his Mercedes! The bubbly I saved until the New Year! Hey, I don't give a shit if you are from Mars or Outer Mongolia, as long as we speak the same language and trade in the same stated currencies!

My conditions are amazingly simple and straight forward -- this is a strictly personal transfer of ownership --

Payment Methods --

1- a CASH deposit to start the ball rolling, at which time we sign my minimalist contract -- 25k would do the trick -- CASH may be in the form of

A- $$US -- or

B- EUROS (EUROS 1:1 with dollar amount due to bank exchange charges) -- or

C- one ounce (1oz) Kruggerands -- any date/s are fine -- market value based on New York spot the date the contract is signed -- I love the sound of those coins clinking in my paws! I might have entertained the idea that 100 troy oz bars of silver would also be acceptable, but they are a real bitch to play with and take up way too much space in the safes

2- the balance due, half in CASH (see options A-C, above), the other half in cashier's check made out to a Trenton area bank when the title transfer papers are ready/closing, not foreseeably longer than 14 week days -- actual keys/possession within 50 week days, not including weekends/holidays; sooner if humanly possible.

I do not use the handy dandy convoluted 4-5 page legal-size property contracts one can find at any office supply store, rather a nice and tidy 1.5 page normal-size thing in plain English that I made up -- that's how I acquired property over the years both here and in Europe, and how I sold some when I moved, basically on a handshake and some simple contract -- lawyers hate it -- realtors go into convulsions -- tough shit! I and the sellers/buyers were thoroughly satisfied with the deal/s.

In as is condition -- some purely cosmetic work may probably be necessary -- no realtors, no unnecessary paper work -- why spend buckies on a freekin survey if the property hasn't moved an tenth of an inch since it was built (excepting for continental drift, of course, on a slightly more global scale!) -- the buyers of my place across the street absolutely had to have a survey and paid through the nose for it -- it showed the exact same measurements the last survey did when I got that place years ago! They didn't want a lawyer, but got one anyway for some strange reason, ignoring his expected foreseen protests about my unusual simple conditions of sale and the risk they could be taking -- so in the end they paid both his and my paper-pusher for typing out and registering some sheets/forms that I myself could/should have done!

when I was teaching I would have the shop open by appointment, and always had new and return customers coming in to purchase high and low ticket items -- even local newspaper stories appeared over the years about the only eclectic artsy place in town and how kewl it was -- -- this one dating from 1990, and highlighting a landmark bust prominently displayed in the front window that everybody knew and admired -- -- a plaster copy of the Bust of David taken from a direct mold of the original in Florence, Italy -- which Evelio had the good fortune to visit!

Frequent changing exhibits at the shop and in the Trenton Public Schools included The Statue of Liberty Centennial, Halley's Comet, the Death of Salvador Dalí, African Art, Vintage Cels and Animation Art, the Old Trenton Pottery Industry -- -- the latter in this clipping from 1988 -- -- among MANY others. Those were fun times that ended with the untimely death of Evelio.

The shop also allowed me to take advantage of the appropriate allowable sizable tax writeoffs, something I really miss since my premature retirement from teaching due to disability several years ago.

If you plan to be in this area, feel free to contact me PREVIOUSLY to see the place (like a day or two in advance, at least, please -- classical FLAKES have called me on their cell phone from the doorstep, where they could stand waiting until the cows come home -- the sign says by appointment, not when they land here from outer space! Maybe it's the electromagnetic radiation effects of the cell phone on their hypothetical brains/CPUs?).

From what some knowledgeable friends who know the shop and its contents have been telling me after seeing this page, my price is currently way too low, considering that much of the stuff in it is also included -- if I revise this page again, my asking price may be higher! Next year, when the immediate area is probably largely revamped by the city and I have done some more work on the patio and garages, the price WILL go up -- trust me on this one!

Incidently, my brother sent me a link to an article on realtors and how their ultra profitable system using the least effort works to their advantage.

From the looks of it, the only thing flakey peeps are interested in is how they can make apartments out of the property -- one notable forward thinker suggested that they could make 3 - 4 rentable apartments -- the 2nd floor is already an exceptionally large one compared to the mini bird cage-like units in this area -- the back two rooms of the shop could be a 2nd, while still allowing the large main room in the shop as a business -- the full basement with its own entrance, which is already there, could be a 3rd -- and instead of including a garage rental for each of the 3 apartments (something that is extremely rare in this area), another apartment could be made in the 3 garages!

Most peeps with hypothetical money to invest don't really seem to be creative thinkers -- all they appear to want is a quick turnover along usually established greedy party lines, with the least effort -- more power to them! They just want to sit back and collect the rents, not work a little more to develop a lucrative gallery or other business.
